Will Residential Property Values Continue to Fall ??

“Officially”, Spanish residential values have declined 22% from peak in 2007.

In the same timeframe, US prices have dropped 50% & Ireland 55%.

How much further (if any) are Spanish values likely to drop ???

Spain - The future

Just a few thoughts and questions about the future for Spain.  Spain has HUGE problems as a country with the size of its debt.  Fireman are having to pay for the ITV on their fire engines, policemen have to walk to crime scenes because there is no car, etc etc all have a lighter side if it was not so serious.

But things are not all bad.  Remarkably Valencia Property (Find them on Facebook) are reporting barely being able to keep up with demand for property purchases.  Likewise at ExpatFinancialAdviceSpain (Also on Facebook) we are similarly busy helping with repositioning of money away from possible problematic institutions.

And I believe that we will have something to look forward to, a bright light at the end of the tunnel.  A change to the structure of the EURO could be very beneficial for Spain.  For arguments sake let’s say that Germany is in a different part of the new Euro system than the Spanish part (There are many reasons why Germany will leave, including not triggering defaults by expelling other countries).  With the Spanish part of the Euro weaker there will be a tremendous boost for the Northern Euro holders.  At present, Germans buying in Spain buy on a one to one basis because they are in the same currency.  BUT, when the MED is at a lower value Germans will be able to buy at half the price.  Spanish companies will be more competitive in the export market and the country will be able to reduce its debt with a bit of inflation.

I would like to propose the name of the new Spanish Euro as the MED.  Analysts suggest that the MED could be at a rate of
1 GBP = 1.90 MEDS.  Germans, Brits etc could get double their money by buying in Spain.  And wouldn’t this be a boost for those British people here with UK incomes.  Their income would also be nearly twice as much,  which will feed into the Spanish economy.

Until we see the politicians take control/responsibility we need to make sure that our investments are safe and secure.

Any suggestions for alternative names for the Spanish part of the Euro if not the Med?

From what Ive read the banks cover up to 100,000E in an account , can any one confirm this and given the current situation should we be moving money back to the UK. ( Though i’m not sure its much better there in the long term)

Expatriates and Spaniards who want to check whether they are covered for healthcare can enter the Social Security website at https://sede.seg-social.gob.es/Sede_1/index.htm and then click on Ciudadanos (‘citizens’) and from the left-hand menu, Asistencia sanitaria: comprobación del derecho (‘healthcare: checking your right to assistance’).

Next, click on acceso al servicio (‘access service’) just below the title.

At the bottom, click on the icon Consultar derecho asistencia sanitaria (‘check your right to medical assistance’).

If you have already made a consultation, you can chose the option Ver resultado consulta (‘see result of enquiry’) and enter the reference number you would have been given when submitting your details.

Fill in the form with your name, date of birth, NIE number – or DNI if you hold a Spanish passport – and email address. The NIE number should not include any spaces or hyphens, only the letters and numbers.

Your Social Security number will be required – this can be found on the back of your health service card and is 13 digits long – and should be typed without any forward slashes nor the letter at the end.

The next section requires all the same information, except the Social Security number, for the ‘beneficiary’– if you are checking for yourself, you will need to complete these details again, although if you are working or retired but have a partner who is not, or a dependent child or other family member and wish to find out whether they are still entitled to healthcare, you should place their details in the second section of the form.

Finally, click on the icon Consultar (‘consult’) and you will be given a número de referencia (‘reference number’) on the next page, normally starting with several zeros.

You can check the present position of your consultation on the website using this number, as explained above.

Otherwise, if you have included your email address, you will receive a reply within a matter of minutes.

GENERAL RATE (18% to 21%)

Clothes, footwear and other compliments and jewellery

Alcoholic Drinks which contain ethyl alcohol, and distilled drinks such as gin and whisky
Products to clean the home, cosmetics, hygiene products including baby’s nappies and services related to aesthetics and beauty.

The large superstores and hypermarkets are going to absorb the IVA increase as a gesture to the public, for a time.

REDUCED RATE (8% to 10%)
Tampons and protective slips
Some foodstuffs such as biscuits, cereals, salt, honey, meat, fish, yoghurts, sugar, soft drinks, oils, brown bread and sausages
Alcoholic drinks which contain no ethyl alcohol and which have not been distilled, such as wine and beer
Water apt for human or pet consumption or for irrigation
Hostelry services from bars to casinos, wedding receptions, camping, spas, restaurants and suppliers of food and drink
Appliances and supplements including graduated glasses and contact lenses

SUPER REDUCED RATE (4%) – NO CHANGE
Common bread, frozen pastry and frozen bread. Flour which can be used to make bread

Cheeses and eggs
Fruit, vegetables, beans, root crops and natural cereals

I read in a newspaper recently (one of the English Freebies - possibly Olive Press or Euro Weekly) that the govt is
planning to DISALLOW supermarkets to sell their own brand food.  I.e Stopping the lower pricing?

I am no economist and don’t understand what all this is about.

Surely if the point is to create growth (in any sense of the word), high turn over of cheaper goods, which benefits the end
user/enables them to survive is the way to go?

I have no knowledge of economics so please excuse my ignorance.

I can’t remember the exact wording of the article/the whole topic, only that they wanted to stop the sale of lower priced (own brand)
food.

Does this mean they want us to pay for more expensive branded/imported food?

Back to my original Q .. If we are suffering already, how are we supposed to survive on higher priced food.

Housing and other local Taxes

Could anyone tell me if Spain operates a reduction in Taxes if one experiences local problems that effect house prices, the possibility of selling and unsocial/health issues.

I live on an Urbanisation that has been effected by the gases and smell from a local Refuge processing Plant run by FCC.
The local residents have been fighting to get the problem resolved but no one takes any action.

I would like to apply for a reduction in my local taxes due to these issues but do not know who I would contact to ask this. I previously wrote to our local Ayuntamento and Mayor in El Campello, Alicante but did not receive a reply; which is usual for him.

Could anyone advise.

Why do I need a Spanish Bank account?

Could someone kindly answer the following question?

As a non resident who owns a Spanish property, my solicitor insisted that I needed to open a Spanish bank account even though I have an International bank account that has 2 branches in Valencia, which is in the area that my property is situated.
My International bank has all the facilities of a Spanish bank and more.
Could someone please offer a legal ruling on this as I am not happy with my Spanish bank.

Hoy he descubierto que existen páginas web que tienen que ver con la compra en los EE.UU. como residente europeo ( oneusaaddress , skybox , viabox ... ) Estoy interesado en el servicio Viabox pero parece bastante arriesgado para comprar antes de conocer un poco de experiencia de otros usuarios.

Negative Euribor rates result in more Spanish uncertainty

The 12 months Euribor rate used to calculate most mortgage repayments in Spain came in at -0.013 in March 2016.

This is obviously terrible news for savers but in the short terms existing borrowers with an annually resetting mortgage product could see their monthly repayments decline by C€12pcm (based on €120,000 over 20 years).

Long term, no one (including us at EU Property Solutions) knows where this is going or how things are going to pan out. Financial experts certainly didn’t predict the Euribor rate to move negative so quickly. As it has turned negative Spanish Banks have gone into a frenzy to work out simply what to do! Technically Banks could start to pay their customers who are due a mortgage repayment review. Crazy!

The President of the Spanish Banking association has been quoted saying the above is “insane, unsustainable and unreasonable” and we understand the association is currently seeking legal advice on how to respond to these rates. It would seem though that Banks have commenced measures to protect themselves.

As stated above EU Property Solutions (and no one else it seems) know how the situation is going to pan out. Ambrose Evans Pritchard, International Business Editor at The Daily Telegraph, outlined the scenario as “grotesque…devastating for Banks….a calamitous misadventure.”

We understand this brings about yet more uncertainty for Spanish property owners. It is incredibly to think that 8 years on from the Global Financial Crisis we are still obviously seeing repercussions.
